A Streetly homeowner now faces the possibility of demolishing a rear loft dormer extension after Walsall Council refused retrospective planning permission.
Mr. Mani constructed the dormer at the rear of 40 Lowlands Avenue without obtaining prior approval. When enforcement action was initiated by the council, he submitted a formal application to legalize the structure.
Although planning officers recommended approval, the application was opposed by local ward councillor Sarah Cooper, leading to the matter being escalated to the planning committee on April 23.

During the hearing, Mr. Mani contended that the dormer complied with permitted development rights. However, several committee members disagreed. Officers noted that similar extensions existed in the vicinity, but residents argued those properties bordered Blackwood Park rather than private gardens, making the cases non-comparable.
Additionally, the dormer breached the council’s separation distance policy by 0.5 meters. Councillors Suky Samra and Mike Bird emphasized multiple reasons for refusal, including the breach of separation rules, the dormer’s incongruity with the surroundings, loss of light, and negative impact on neighboring amenities.
Ultimately, the committee voted to refuse the planning application, leaving the homeowner to consider dismantling the unauthorized extension.
