Plans for 350 Homes in Walsall’s Greenbelt Make Progress

Developers behind a new housing estate next to York’s Bridge in Pelsall are moving forward with an Environmental Impact Assessment (EIA) as part of the planning process. The assessment will evaluate potential environmental effects of the proposed green belt development, marking a crucial step toward obtaining planning approval.

Last year, Miller Homes unveiled ambitious plans to transform the 21.69-acre site just off Norton Road. This land, identified by Walsall Council’s draft Local Plan for housing, was originally earmarked for up to 580 dwellings.

Miller Homes’ project, dubbed ‘Canalside Living,’ envisions a vibrant community featuring a mix of two to five-bedroom homes, with 40% designated as affordable housing. The development aims to blend residential living with nature by incorporating attractive green spaces and enhancing pedestrian pathways along the Essington and Wyrley Canal. A standout feature includes the construction of a uniquely designed boardwalk to improve accessibility and leisure opportunities.

Vehicle access to the estate is planned via Lichfield Road, ensuring smooth traffic flow. Previously, York’s Bridge had been a single-lane crossing causing congestion during busy periods. To alleviate this, Walsall Council is constructing a new adjacent road bridge, which is scheduled for completion by the end of 2025. Once finished, the original bridge will be pedestrianised, further enhancing the area’s connectivity and appeal.

This development represents a significant step toward addressing housing needs while respecting the character of this leafy corner of Walsall.
